Our clients, a professional couple who were ready to move on from Inner City apartment rental life sought a townhouse with separate space for them both to work remotely, and to welcome family to stay. They had their sights set on a particular complex in Turramurra, and we successfully secured a townhouse in their desired location direct with the vendor.

Our client expected: 

  • to buy a minimum of two bedrooms plus study, two bathroom townhouse with secure parking…we secured a three bedroom, two bathroom townhouse with oversized double lock up garage
  • to buy in the Lower or Upper North Shore no further north than Turrumurra…we secured a townhouse in Turrumurra in a complex they had previously expressed interest in.

Resort style facilities, specifically tennis court was on wish list. Townhouse is located in Tara Glen complex which has pool and tennis court.

Search:

A very specific brief saw us searching for a townhouse on the Lower and Upper North Shore for our first-time buyer clients. While evaluating on and off-market listings, we took the initiative to drop letters enquiring if any homeowners in the Tara Glen complex in Turramurra—a resort-style townhouse development they were keen on—were interested in selling. Consequently, we were contacted by two homeowners and successfully secured one of the townhouses directly from one of them. A win-win situation for Buyers and Sellers.

Evaluate:

We evaluated No. 27 by comparing it to other recently sold townhouses in the complex, identifying potential value in updating the kitchen and bathrooms. After reviewing the Strata Report, we informed our clients about possible garage works under consultation and noted that the building has an active owners corporation maintaining a list of needed repairs. Based on our findings, we recommended that our clients proceed with the purchase.

Negotiate :

We analysed recent sales data of comparable townhouses in the complex to determine an appropriate offer. Purchasing directly from the vendor, without an agent, presented a unique situation, particularly as we had established a relationship with the vendors. Our offer considered this townhouse’s original kitchen and bathrooms compared to nearby renovated properties and took into account the cost of immediate updating. During a face-to-face meeting with the vendors, our offer was accepted.
