Finding the perfect downsizer apartment on the Lower North Shore was challenging due to the low supply of suitable 3-bedroom properties. Most options had a smaller third bedroom. After inspecting 92 properties, only one met our clients’ criteria.

We identified a promising duplex before it hit the market, arranged a private inspection, and immediately recognized it as the perfect home. Acting swiftly, we secured the property for our clients before the auction, midway through the sales campaign, outbidding a competitor.

Evaluate:

We informed our clients that strong demand for downsizer homes on the Lower North Shore, coupled with limited supply in this price bracket, offered significant asset protection long-term. Many competing buyers sought level access homes, but this duplex had a few steps which wouldn’t have suited most.

We reviewed the strata plan, finding it straightforward and essentially self-manageable. The property required renovation, so we provided estimated costs before our clients committed to the purchase.

Negotiate :

With three interested parties, we advised making an offer midway through the campaign before more potential buyers had a chance to view the property. Although our initial offer was surpassed, we increased it and successfully secured the property well within the clients’ budget.

Result :

Property: Entire upper-level duplex with bay views, private entrance, and three spacious bedrooms as required by our clients. Includes LUG and separate storage. Potential for clients to make their own, and add value, with renovation.
Price: A unique entire-floor home in Cammeray for just under $3 million
