Brief: A sizeable family home with easy commute to kids’ high schools
Our clients, a family with two teenagers, engaged our Evaluate and Negotiate service after identifying their ideal home. Having recently returned from living in the UK and having sold their previous home in Naremburn, they were ready to settle into a spacious family house on the Lower North Shore. Their new home needed to be close to their children’s schools and provide plenty of room for the family to spread out comfortably.
Evaluate:
We conducted multiple inspections and thoroughly reviewed the building report to ensure the property, which hadn’t changed hands in over 40 years, was structurally sound. During this process, we identified that the swimming pool was not compliant with current building codes. We took this into account when negotiating with the agent, ensuring the clients were fully informed and positioned for a favourable outcome.
Negotiate :
We were determined to secure this home for our clients before it went to auction. Midway through the campaign, we were ready to make an offer, but another buyer had already submitted theirs. We responded with a higher offer, only to be outbid by a third party who also proposed more favourable terms for the vendor. After consulting with our clients, we decided to increase our offer and match the competing terms. This strategy enabled us to secure the property prior to auction. The competing buyer ultimately withdrew after purchasing another home in Middle Cove. It’s worth noting that the increased supply of homes in this price range and location during the spring season contributed to our successful negotiation.
